A camper van for a family has to answer two separate questions, and they have different answers. How many people can legally travel in it is set by seat belts. How many can sleep in it is set by berths. Shops quote the second and buyers assume the first came with it. Here is what 4 of each costs, and where the honest answer is a minivan.
The short answer
- Belted seats and sleeping berths are two different counts. A cargo van leaves the factory with 2 seats up front, 3 with the optional bench, and nothing behind them.
- The fourth berth is a roof decision. Colorado Camper Van sells a pop-top from $15,984; Rossmönster builds hard-sided ones in vans that run $130,000 to $250,000.
- Payload is the constraint nobody quotes. Mercedes publishes 3,450 to 3,814 lbs for the Sprinter 170 high roof 2500, and 4 people with 30 gallons of water aboard take 1,050 to 1,500 lbs of it.
- The ProMaster is 75.6 inches wide inside, the only one of the three where an adult sleeps crosswise and the floor length stays free for bunks.
- For families camping under 20 nights a year, a converted minivan at $12,000 to $30,000 does the job and returns 25 miles per gallon against 16.
Seats and berths are two different numbers
Every family van question comes back to two counts. Belted seats decide how many people can be in the vehicle while it moves. Berths decide how many can sleep in it once it stops. Different parts of the build produce them, they are priced separately, and a shop advertising a van that sleeps 4 has answered one of the two.
A cargo van arrives from Mercedes, Ford or Ram with 2 seats up front, 3 if somebody ordered the passenger bench. Behind the bulkhead there is nothing but floor. So a family of 4 is buying at least one belted position that did not exist, and that is structural work rather than furniture. It gets decided before the floor goes in, because the mounting plate lives underneath it.
The two counts also fail in different ways. A missing berth is an uncomfortable night. A missing belt is a child riding somewhere they should not be, on every drive, for the life of the van. Settle the belts first and let the layout follow them.

Belted seats are the hard limit, not the beds
A seat belt is only as good as what it is bolted to. A rear bench built for a camper is a seat base engineered to carry belt loads, bolted through the floor into the vehicle structure with a reinforcing plate underneath it, with the belt anchorage part of the same assembly. It is not a box with a strap on it, and the difference is invisible once the upholstery is on.
Expect $2,400 to $5,200 for a crash-tested 2 or 3 place bench, fitted, and expect a shop that has done it before to ask about seating in the first conversation rather than the fifth. Shops that treat it as an accessory bolted in at the end are telling you something.
Swivelling cab seats are the most common miscount in this category. A swivelled seat is furniture. It faces the galley, it has no usable belt in that position, and it carries nobody while the van is moving. Families count the 2 cab seats, the 2 swivels and the bench, decide the van seats 6, and discover on delivery that it seats 4.
Side-facing benches are the other trap. A bench along the wall looks like seating, seats nobody safely in a frontal impact, and cannot take a child seat at all, because a child restraint needs a forward or rearward facing position to work the way it was tested. If a layout drawing shows children sitting sideways while the van drives, the layout is short of belts by however many children are on it.
Car seats in a camper van
You can fit car seats in a camper van, and the rules are the same ones that apply in a car. The federal car seat guidance keeps children in the back seat through age 12 and says a seat is secured with either the lower anchors or the vehicle belt, never both at once. That single line rules out the three-across cab as a family solution, whatever the seat count says.
In a van, it means the rear bench needs one of two things at each child's position: lower anchors fitted into the base, or a belt path a car seat can actually use, plus a top tether anchor behind it for a forward-facing seat. Ask which of those the bench has, in writing, before the deposit. A bench with a lap belt and no tether point is a bench a car seat cannot be installed on correctly, and no amount of tightening fixes it.
Rear-facing seats need clear space in front of them, and in a van that space is usually already spoken for by a swivelled cab seat or the front of the galley. Take the actual car seat to the shop and set it on the bench before the cabinetry is drawn. A shift of 2 inches decides it, and 2 inches is cheap to move on paper and expensive to move in plywood.
What the fourth belt and the fourth berth add

The roof cut is the line that moves everything else. Once the top comes off, the solar array, the roof fan and the rack all get relocated, and roughly half of shops price that relocation as separate work rather than folding it in.
The fourth berth is a roof decision, and it has a price
Almost any van sleeps 2 people. The third and fourth berths are a structural decision made on the roof, and the price range on that decision spans an order of magnitude. There are 3 routes, and they suit different families.
Soft pop-tops
The cheapest fourth berth in the country. Colorado Camper Van in Loveland has been cutting roofs since 2009 and sells a pop-top from $15,984, on Transit, ProMaster and Sprinter as well as older NV and Express vans that most modern shops decline. Its Base Camp interior package is a separate $26,760, which is the honest way to sell at this level: buy the roof this year and the interior next.
What you get is a full second sleeping level, usually the children's, on a bed that is often wider than the one downstairs. What you give up is canvas. A soft top is cold, it collects condensation on a wet night with 4 people breathing under it, and it should not be up in real wind. The roof rack and most of the solar space go with the cut, which is why a pop-top family van usually carries less battery than a fixed-roof one.
Hard-sided pop-tops
The same second berth without the canvas. Rossmönster in Longmont, Colorado builds hard-sided pop-tops across all 3 main platforms, and its builds run $130,000 to $250,000. Insulated walls up top mean the berth stays usable in weather that closes a fabric roof, which for a family camping through shoulder season is the difference between 4 berths and 2. It is also the most expensive way to solve the problem, and the roof is not sold on its own.
Bunks and lift beds under the roof you already have
No roof cut, no canvas, and the cost lands in the layout instead. Bunks stacked along one wall need roughly 24 to 28 inches of vertical clearance each, which works for children and stops working somewhere around a 13 year old. They also eat 5 to 7 feet of floor length, so they belong on a 170 inch wheelbase and are painful on a 144.
A lift bed over the dinette is the other version: the bed winches to the ceiling by day and drops over the seating at night. It buys back the floor and costs you the ability to have one child asleep while the family is awake, because the van becomes one room. VanDOit in Blue Springs, Missouri sells the most systematic answer to that problem, building Transits with modular interiors on a rail system at $58,000 to $108,000, so the same van carries bikes on Saturday and sleeps 4 on Sunday.

Payload with 4 people and a full tank
This is where family builds actually fail, and it is arithmetic rather than opinion. Mercedes publishes payload for every Sprinter trim, and the 170 inch high roof 2500, the platform most conversions in the country start from, carries 3,450 to 3,814 lbs depending on drivetrain. That is everything: the conversion, the people, the water and the bikes.
Now load it as a family. Start with the people: 2 adults and 2 children come to 500 to 650 lbs. Fresh water weighs 8.34 lbs a gallon, so a 30 gallon tank is 250 lbs full, and grey water is the same water again on the way out. Clothes and food for 4, a week of it, plus the bikes or skis that were the reason for buying a van, run 300 to 600 lbs. Call it 1,050 to 1,500 lbs before the conversion has been weighed at all.
A four-season family conversion with a belted bench, a cut roof, a garage, insulation and a full electrical system lands between 2,000 and 2,800 lbs. Add the two numbers and a 2500 at the bottom of its published range is at its limit with the last bike still on the driveway. That is not a badly built van. It is the wrong badge on the back of it.
The fix is the trim, not the packing list. On the identical 170 inch wheelbase and high roof, Mercedes publishes 4,269 lbs for the 3500 and 6,382 lbs for the 4500. The 4500 nearly doubles the 2500's payload on the same body, which is why heavy four-season builds go on it and why a family should ask which trim a quote assumes before comparing prices.
The other lever is what the conversion is made of. Off Highway Van in Salt Lake City builds in aluminium rather than timber at $165,000 to $245,000, taking several hundred pounds out of the structure and handing it back as payload. That is an expensive way to buy 300 lbs, and on a 2500 already ordered it is sometimes the only way left.
Costs money to get wrong
A family van at its axle limit
Weigh the finished van at a public scale with the tanks full and everybody aboard, and do it before the final payment if the shop will allow it. A Sprinter 2500 on the 170 inch wheelbase publishes 3,450 to 3,814 lbs of payload, and 4 people, 30 gallons of water and a week of gear take 1,050 to 1,500 lbs of that before the conversion is counted. Past the limit the rear axle and the tyres go first, brakes wear at several times the normal rate, and an insurer has a clean documented reason to decline a claim on a van with your children in it. Ask for the finished weight in writing, and the payload it leaves.
Layouts that survive 4 people
Interior width decides more of a family layout than any other measurement. The Transit is 70.2 inches between the walls, the Sprinter 70.4 and the ProMaster 75.6. Strip 2 to 3 inches for insulation and panelling and only one of those still lets an adult sleep crosswise, which matters because a lengthways bed takes 6 feet of a floor a family needs for everything else. Interior width is the measurement a family should pick a chassis on, and the ProMaster wins it by 5 inches.
Standing height is the second measurement, and it is the one written up wrongly everywhere, because the answer changes with the roof. The Transit high roof is the tallest high roof of the three at 81.5 inches, against 79.1 for a Sprinter and 76.2 for a high-roof ProMaster. Ford builds the Transit in 3 roof heights, so the badge alone tells you nothing. The ProMaster super high roof at 86.6 inches is taller inside than anything Ford or Mercedes sells, which is worth knowing on the morning a 9 year old is getting dressed standing up.
Only 4 layouts hold 4 people, and they are variations on where the second level goes. A crosswise rear bed with a pop-top above the seating is the roomiest and needs the ProMaster's width. A lengthways fixed bed over a garage, with a single bunk above the bench, keeps the gear space and loses a walkway. An all-convertible layout, where the dinette becomes the second bed every night, is cheapest and asks the most of the parents. A modular rail system carries whatever is bolted to it that weekend and asks you to store the rest at home.
The garage is not a luxury in a family van. A family of 4 generates wet coats, muddy boots and bikes, and everything that does not live in a sealed compartment ends up on the bed. A fixed bed 34 to 40 inches off the floor gives a garage tall enough for 2 adult bikes with the front wheels off, and that height is what forces the crosswise bed question in the first place.
The layout that does not work is the one families ask for most: 4 berths, a wet bath and a fixed bed on a 144 inch wheelbase. Something has to leave, and on that wheelbase it is almost always the bathroom. Insist otherwise and you get a shower used twice a year and a child sleeping across the front seats.
The toilet question with children aboard
A child of 5 at 2am does not walk to the campground block, and does not wait while you find the head torch. So a family van needs something on board even when the adults would happily have gone without, and this is the single most common thing couples get wrong when they convert their van into a family van later.
A cassette toilet under the bench seat is the cheap answer and the one most families settle on: no plumbing, no floor space lost, empties at any dump station. A wet bath costs 24 to 30 inches of floor length, which on a 170 inch wheelbase is precisely the length of the bunk. Choosing between a cassette under the bench and a wet bath that costs you a bunk is the sharpest trade in a family layout, and it cannot be deferred, because both decisions are made in plumbing before the walls go on.
An outdoor shower on the rear door is the compromise most family vans end up with, and it is a better one than it sounds. It washes children, wetsuits and dogs, adds no floor area, and costs a fraction of an interior wet room. It also does not work in February, so be honest about when the family travels.
What a family van costs, by route
Almost every family ends up on one of 5 routes, and every figure below is conversion work with the vehicle bought separately.

The van sits on top of all of it. Mercedes publishes the Sprinter Cargo Van from $48,990, with the 144 inch high roof at $52,540 and the 170 inch high roof at $57,540, and a family build almost always wants the longer one. Ordering a 3500 rather than a 2500 costs more and buys back the payload a 4 berth build spends first, and it is the cheapest payload available anywhere in the project.
Chassis choice also narrows the shop list before the layout does. Of the 27 American builders we compare, 22 will build a Sprinter, 19 a Transit and 16 a ProMaster, so picking the widest van for the bunks quietly removes 11 shops from the list we rank on published prices. Width first and shop second is still the right order, as long as you know what the first decision costs in the second.

The roof is separable and the interior is not. Colorado Camper Van sells the pop-top and the Base Camp interior as 2 purchases, so a family short of the total can buy the fourth berth this season and the galley the next one, which is the only staged route in this table.
Building it yourself, and the one job to hand over
A family self-build is the same project as anybody else's plus 2 jobs, and those 2 jobs are the ones to buy. Cutting a roof and anchoring a belted seat are where the consequence of getting it wrong lands on your children rather than your budget, and paying a shop for both of them is the cheapest route to a van that is genuinely safe. The bunks, the galley and the cabinetry are woodwork, and woodwork forgives a beginner.
Shops that take partial work exist and are quiet about it because there is no package to sell. Contravans in Arvada, Colorado will add electrical, storage or a heater to a van you have already started, turns modular work around in 4 to 6 days, and does full builds at $45,000 to $130,000. Blue Ridge Adventure Vehicles takes work from $5,000, which at that figure means systems rather than a whole van.
There is also the case for a van that stops being a camper on Monday. Z2Overland builds removable cabinet kits from $18,000 that come out again, leaving a van that does the school run without a bed in the back. For a family with one vehicle, that reversibility is worth more than a fixed galley.
Buying a used family van
The used market is where most families can actually afford 4 berths, and it carries 2 defects that a normal inspection misses. The first is canvas. A soft pop-top is a wear item, not a fitting, and a top that has spent ten summers in the sun needs re-canvassing rather than repairing. Ask when it was last done and look at the stitching along the hinge line, where it always goes first.
The second is the bench. A used conversion with rear seating should come with the seat base paperwork, and a bench with no documented anchorage is the one defect on a family van you cannot see from the outside or feel on a test drive. A plywood box with a belt bolted to it looks exactly like a crash-tested base once the upholstery is on, and only one of them holds.
Against that, a used family van is often the same build for 20 to 30 percent less, and every from-price in our builder data works as the benchmark: if a shop's new work starts at $58,000, a 5 year old example asking $70,000 with the chassis included is a different conversation from one asking $95,000.
Certification and the paperwork a family should care about
Certification matters more with children in the van than without them, and for one reason rather than the general one. RVIA certification means a build has been inspected against the industry's electrical, propane and egress standards, and egress is the standard that matters most when 2 children are asleep on a second level. Only 2 of the 27 shops we compare hold it, and the certified pair are Storyteller Overland and DM Vans.
That does not make the other 25 unsafe. It does mean the answer to what the escape route from a raised berth is comes from the shop rather than from anyone who inspected it. Ask anyway. A shop that has thought about a child getting out of a pop-top in the dark has an answer ready, and one that has not will improvise it in front of you.
The minivan nobody offers a family
Oasis Campervans in Buena Vista, Colorado converts a Sienna, Odyssey or Pacifica for $12,000 to $30,000, in 3 to 4 weeks, and the result returns around 25 miles per gallon instead of 16. It is the only shop in our data doing it at any scale, and for a large share of families asking about camper vans it is the correct answer that nobody offers them.
Consider what a minivan already has. Belted seats behind the driver, engineered and crash-tested by the manufacturer. Lower anchors and tether points at the child positions, fitted at the factory. A passenger vehicle's crash structure rather than a commercial one's. It parks at the school gate, fits under a 7 foot garage door, and costs a car's money to service rather than a commercial van's.
What it does not have is standing height, a bathroom, or 4 berths inside. Instead, 2 people sleep in the back and the children go in a ground tent or a roof tent, which for a family that camps in summer is a feature rather than a compromise, because everybody gets a room. For a family planning to travel through winter in the mountains it is the wrong vehicle and the honest answer is no.

We have watched more family van projects come apart on the calendar than on the budget. Count the nights you actually slept out last year, not the ones you meant to. At 16 nights a year, a $140,000 van costs about $8,750 a night before fuel, and a $25,000 minivan build costs $1,560. Under about 20 nights, price the minivan and a hotel budget against the van before anybody sends a deposit. Over 60, the van wins on comfort alone and the arithmetic stops mattering.

Send it as one message rather than 6 questions over 3 weeks, and watch how long each shop takes to answer, because the response time while a shop wants your deposit is the best response time you will ever get from it.
